Serving Germantown, TN
Germantown is a city of roughly 40,000 on the eastern side of Shelby County, and the Wolf River runs through it. About 87% of homes are owner-occupied, so a wet drywall or insulation problem here usually lands on the homeowner directly. If materials stay wet for more than a day or two, mold follows. Germantown uses the same Tennessee licensing rules as the rest of the metro, but its building permits work differently from Collierville's, as described below.

Licensing & Requirements
Tennessee requires a state contractor license from the Tennessee Board for Licensing Contractors for any prime contract of $25,000 or more; contractors doing smaller home-improvement jobs of $3,000 or more must instead register with the Tennessee Home Improvement License Board. Tennessee has no separate mold-specific license. Mold remediation is covered by either the Home Improvement license (jobs of $25,000 or less) or a General Contractor license carrying the "S-Mold" specialty designation (jobs over $25,000), both administered by the same Board for Licensing Contractors. In the Memphis metro, every state-licensed contractor must also register that license locally with the Memphis and Shelby County Office of Construction Code Enforcement before a permit will be issued.

Local Climate & Building Conditions
Germantown sits on the Wolf River, and the river is the local water-damage story. On April 6, 2025 the Wolf River at Germantown crested at 25.29 feet, the fourth-highest crest on record according to the National Weather Service, closing parts of the Germantown Greenway, Lansdowne Park and the Bob Hailey Athletic Complex at Cameron Brown Park (Hoodline / Local Memphis, April 2025). Indoor water damage here also comes from plumbing and roof failures: in February 2025 more than 100 residents were displaced when an apartment complex in Germantown flooded across three floors, with water coming through the roof onto the second floor (WSMV, February 2025). Owner-occupancy is high (86.7%) and the median owner-occupied home value is about $470,800 (U.S. Census Bureau QuickFacts, 2020-2024).

Municipal & County Notes
Germantown does not run its own building-permit office for residential work. Permits for additions and reconstruction go through the Memphis and Shelby County Office of Construction Code Enforcement's Develop901 portal, and only a general contractor licensed by the State of Tennessee can pick up the permit. Mechanical, plumbing and electrical work must be done by a licensed contractor registered with that office. Questions about neighborhood code compliance go to Germantown Code Compliance at (901) 757-7281 (City of Germantown, 2025).
